The Service

What fascias & soffits is,
and who it's for.

Fascia and soffit boards close off the eaves of your roof. They carry the guttering, keep birds and wasps out of the roof space, and — when installed with proper ventilation — protect the loft from condensation. When they rot, they stop doing all three jobs at once.

White Horse Roofing replaces fascias, soffits and bargeboards in UPVC, cellular PVC and timber across Oxfordshire, Berkshire and the Cotswolds. Every job includes new drip trims, correct eaves ventilation and — where required — replacement of the guttering to the correct falls.

Who it's for

Homeowners with visibly rotten, split, blackened or paint-flaking fascia boards. Anyone whose soffit boards have started to sag, gap or drop out. Owners of properties where birds are getting into the roof through gaps at the eaves. Buyers whose survey has flagged eaves detail as a defect.

When it's needed

The moment you can see the rot from the ground. Fascia and soffit failure accelerates fast once water has started tracking behind the boards — the wall plate rots next, and that is roof structure, not trim.

Why professional

Fascia and soffit replacement usually involves removing and re-hanging the guttering — which needs the falls set correctly on refit — and often requires re-detailing the felt at the eaves so it drips over the fascia into the gutter rather than behind it. Missing this detail is the single most common reason DIY replacements start leaking within a year.

What Happens If Ignored

The cost of leaving it
until next winter.

Rotten fascias let water track along the top of the wall, saturate the wall plate — the timber the whole roof structure sits on — and can eventually cause structural repairs measured in thousands. Meanwhile the loss of eaves ventilation causes condensation to form on the underside of the roof, blackening the timbers and starting a completely separate rot problem.

Common problems we see

  • Rotten timber fascias visibly failing behind the guttering
  • Sagging or dropping soffit boards with obvious gaps
  • Bird and wasp entry through failed eaves detailing
  • Poor ventilation causing condensation in the loft

Mistakes to avoid

  • ×Cladding over existing rotten timber with UPVC — hides the problem for 5 years, then rots the new boards too
  • ×Skipping soffit ventilation strips — creates condensation problems that take years to trace
  • ×Not fitting a felt support tray — allows the roofing felt to sag and hold water at the eaves

What You Get

Specific benefits.
No vague claims.

Every point below is something we do on every job — not a marketing line. Ask us at the survey and we'll show you exactly how.

Rafter Ends Treated

We inspect and treat behind the boards — not just cover the problem.

Correct Eaves Ventilation

Loft properly ventilated so condensation problems don't start behind the new boards.

New Drip Trim

Fitted every time so water always drips into the gutter, not behind the fascia.

Guttering Rehung to Falls

Not just clipped back on — set to proper falls so it actually drains.

Colour-Matched Finishes

Full range of UPVC colours and finishes to match windows and doors.

Manufacturer Warranty

Full product warranty on all UPVC systems, plus our own workmanship guarantee.

In Detail

The specifics —
materials, methods, situations.

Materials we install

UPVC fascia and soffit — standard specification for most modern replacements. White, black, anthracite grey, rosewood and light oak all readily available. 10-year manufacturer product warranty on quality-grade systems.

Cellular PVC — a premium alternative with a solid, timber-like appearance for period properties where straight UPVC is too glossy.

Timber — for listed and heritage properties where UPVC is inappropriate or not permitted. Pre-primed, painted on installation, and maintained on a repaint cycle appropriate to the property.

Ventilation and detailing

Every eaves replacement is a chance to correct existing ventilation problems. We fit continuous soffit vents, over-fascia vents or circular soffit vents as appropriate to the loft space and existing roof ventilation. Combined with a felt support tray at the eaves and a proper drip trim over the new fascia, this eliminates the two most common causes of eaves failure — condensation from within, and water tracking from the gutter behind the boards.

When to replace vs when to repair

Isolated rotten sections on otherwise-sound timber fascia can sometimes be repaired and repainted. Widespread rot, sagging or blackened soffits are past the point of economic repair — the labour to strip and treat exceeds the cost of straight replacement in UPVC. We give an honest recommendation at survey stage.

FAQ

Everything homeowners
ask us about fascias & soffits.

Something not covered? Call 07522 468971 and we'll answer it directly.

How much does fascia and soffit replacement cost?+

A typical semi-detached full-perimeter replacement in UPVC — fascias, soffits, guttering and downpipes — runs £1,800 to £3,500 depending on size, height and access. Detached properties and larger runs quoted individually.

How long does the job take?+

Most semi-detached and terraced properties are completed in 1 to 2 days. Larger detached homes 2 to 4 days. Scaffold requirements are agreed in advance and included in the fixed price.

Do I need scaffolding?+

Not always — many single-storey and standard-height jobs can be done from ladder and tower. Two-storey work and steep or unusual eaves usually need scaffold, which is included in the fixed quote so you see the cost upfront.

Can you match my window colour?+

Yes — UPVC fascias, soffits and bargeboards are available in all standard window colours and finishes including anthracite grey, black, white and woodgrains. We confirm the exact match at survey stage.

How long will UPVC fascias last?+

Quality UPVC fascia systems carry a 10-year manufacturer product warranty and typically last 25 to 30 years with no maintenance beyond an occasional wash.

Do you offer emergency fascias & soffits call-outs?+

Yes. For storm damage, active leaks and make-safes across Oxfordshire, Berkshire and the Cotswolds, call us and we will aim to get a surveyor to you the same day. Emergency temporary works can usually be carried out on the first visit so the property is watertight before a permanent repair is scheduled.

Is the quote free?+

Yes for owner-occupied properties. For homes you have not yet bought there is a £100 pre-purchase survey fee — fully deducted from the final quote if you go ahead. Every quote is fixed price, in writing, itemised and never a day rate.

What guarantee do you offer?+

Full re-roofs carry a 15-year workmanship guarantee. Flat roofs carry a 10-year workmanship guarantee. Repairs are covered by a written workmanship warranty appropriate to the scope. All work is backed by £1M public liability cover.

How do payments work?+

A deposit secures your slot in the diary. The balance is paid by bank transfer on completion. On larger projects we offer sensible stage payments so you are never paying ahead of the work delivered.

Which areas do you cover?+

Oxfordshire, Berkshire and the Cotswolds — including Oxford, Abingdon, Didcot, Wantage, Witney, Reading, Newbury, Cirencester and Faringdon. If you are close to the edge of that radius, call us — we can usually help.
